WATER
There is a community water system in the area and by paying an annual land use fee of $190 per year, property owners have an agreement to obtain water from its system and enjoy the adjoining 4,000 ranch acreage. Or, you can have a water storage tank filled.
ROADS
The roads are maintained by the ranch. The roads are accessible for the majority of the year. The roads are not plowed during the winter months. After Mother Nature has had her fun, you can still access your property by alternative means of transportation like 4 wheelers, snowmobiling etc. and have some fun of your own.
ZION PONDEROSA RANCH has many amenities and activities. Included in the yearly Land/Water usage fee is 20% discount on many of the activities and amenities.
Some are - Swimming; Zip line; ATV riding; Guided tours; Hiking; Rappelling; Horseback riding; massage; meals etc. Check out their website for their current activities. www.zionponderosa.com
Zions National Park
A property owner can enjoy hiking the trails leading out from the subdivision and into the trail system at Zion National Park. Zion National Parks "Cable Mountain Trail" and "Observation Trail" is easily accessed from the subdivision. Just off of North Fork Rd. is the "Narrows" trail entrance into Zion. And the "Orderville Trail" is just a hop, skip and a jump away (just a few miles).
Property owners can drive through Zions National Park for FREE by obtaining a land owners permit from Kane County/Zion Park.
